Property Management Program
Property evaluation and pre-inspection
· Evaluation of required items (example: smoke detectors) to meet Florida Fair Housing Standards.
· Inspection of property´s condition and recommended repairs and changes
· Provide list of general service that cover repairs, supplies, maintenance etc.
· Provide rental analysis showing comparables in the subject area. Recommended rental amount with suggested terms and conditions.
Management fee, terms and conditions
- One half of 1st month rent or $250 which ever is greater for initial tenant placement
One months rent to find and place a tenant which is not managed by ABA Real Estate -
10% of rental amount as monthly management fee ? Subject to change with notice

$50 Single and $80 Married Couple - application fee paid by applicant
Property Management Services
· Pull credit, verify employment & income, review previous rental history, and criminal background check when determined necessary.
· Collect rent, late fees, damage fees, and any violation cost
· Provide monthly statement with detail of all expenses
· Provide yearly statement and 1099 showing net income and expenses
· Periodic review of property condition through ride by and physical walk through inspection. Specific to each property
· Service notices and Initiate eviction process
